A. N. McGuffie Limited is a professional property management business offering a bespoke and personal service. Founded in 2008, the management department is a specialist residential property management practice, providing tailored services to residential landlords, developers and long term property investors.
Philosophy
We understand the need for landlords and property investors to maximise the returns from their assets. Good property management is invaluable in this regard and this philosophy underpins our service and advice.
We also understand that our clients may have limited time or be geographically remote, which may create issues monitoring a property or portfolio of assets. We offer a solution to these issues for our clients.
Service
Our team can manage your property throughout all stages of the lettings process:
- Pre tenancy we can arrange for the cleaning, organise the make and check-in inventory and arrange a gas safety certificate. As well as any agreed requests or modifications included in the agreement between the landlord and the new tenant from adding furniture, to painting a room or changing carpets our team are on hand so you know that all your obligations will be met.
- Once the tenancy has started we will put the utilities into the tenants name and then we will be available to arrange repairs or resolve maintenance issues, to inspect the property and to ensure the smooth day to day running of your investment.
- As the tenancy comes towards a conclusion we will advise on rent levels and current market trends, provide third party rental yield benchmarks, arrange for a re-appraisal of your property where appropriate, and negotiate any renewal with the tenant.
- If the tenants decide not to renew we will guide you through the termination process and report on any dilapidations that may be due from the tenants’ deposit. We can also facilitate any repairs, touch ups or refurbishment that may be necessary after the tenants have left.

Contractors
We only use highly experienced and vetted contractors to carry out works on your property. We have a long-standing working relationship with our contractors, who understand and deliver the excellent service that our clients expect, as well as being considerate to your tenants’ concerns.
We offer long term advice from trusted contractors. From plumbing through to security, we are expert in advising on a range of issues. We understand the importance of managing issues and forward planning expenditure. Our clients benefit from our contractor network with excellent rates and availability.
Relationships
We believe relationships are important and that happy tenants equal happy landlords (with lower costs!). We look after your tenants and as a result they tend to stay for longer, cost you less and are more likely to renew their contract each year.
Empty Property Management
We understand that our clients’ needs are flexible and that this may include a requirement to have a property empty for a month, a year or indefinitely. We have designed a service around this to include property visits and property health checks so that you can relax knowing your property is in good order for when you need it.
If you prefer to keep your property available for your own use or guest use please let us know in advance of any visit and we can make sure that the fridge is stocked and that the heating / air conditioning and hot water are on.
